120th Avenue Connection

The first phases of the 120th Avenue Connection were completed and open to the public in September 2010. CDOT, the City and County of Broomfield and FHWA are working together to extend 120th Avenue (SH 128) from Wadsworth Parkway across U.S. 36 and connect to existing 120th Avenue at approximately Teller Street.
Funding is approved to complete the final phase, design and right-of-way acquisition are underway. Construction is scheduled to begin in 2013, with completion in 2014. The estimated cost is $42M.
The 120th Avenue Connection provides a critical east-west regional roadway connection. It provides an option to driving across the existing Wadsworth Bridge, and provides a new way to get to Arista. Completed phases of the project built a new local street, 118th Avenue, and extended Commerce Street to support new development.
The total cost to reconstruct the Wadsworth Interchange and accompanying connections to local streets is estimated to cost $150M. CDOT has identified $32M to replace the bridge and build a clover leaf access in the south east quadrant of the interchange. The new cloverleaf will allow drivers traveling north bound across the bridge to go west bound. This eliminates the existing configuration where drivers heading north bound need to turn left across the south bound lanes of traffic to access US 36.
RTD has also invested in the area; bus only slip ramps from U.S. 36 eliminate the need for buses to travel through the existing Wadsworth Interchange and a pedestrian bridge that connects the 1stBank Center with the east side of US 36. The RTD Park-n-Ride facility opened on May 2nd, 2010 and also provides parking for the 1ST Bank Center.
Wadsworth Interchange
The construction of the new Wadsworth Bridge over U.S. 36 and accompanying connections to local streets is estimated to cost $150 million. Work on the construction of the two bridges will begin in late 2013. Money to complete the rest of the interchange still needs to be secured.
Arista Transit Oriented, Dominant Entertainment, Pedestrian Friendly Lifestyle Center (SEC U.S. 36 & Wadsworth Parkway)
This is a 200-acre mixed-use urban development offering 600,000 square feet of retail and 200,000 square feet of office. Arista Place, the town center of the development, offers a 3 block open air mall lined with Class A Office, 4, 5, and 6 stories tall and street level boutique style retail and local restaurant flavor along an 18 foot pedestrian mall. Arista Park, Arista’s central park, features a dancing water fountain, community bandstand and outdoor fireplace. Five residential builders are adding 1,500+/- new multi-family residences.
Arista Place – Is a 2-building office/retail complex totaling over 210,000 square feet. The first Class A building, 8001 Arista Place contains 123,012 square feet and opened in 2008. At this time, 8001 Arista Place office has 23,720 square feet available and 14,996 square feet of retail available. Groundbreaking is scheduled for 2011 for the second 81,433 square foot office/retail building at 8181 Arista Place.

Aloft Hotel at Arista – Starwood Group’s boutique style hotel offering 140 loft-style guestrooms. The hotel has approximately 5,658 square feet of available main street retail space. The hotel opened April 30th, 2009.
Children’s Hospital Arista Therapy Clinic – The City Council on January 25, 2011 approved plans for a 19,900 square foot medical clinic on a 3.46 acre site. The building can be expanded by 8,000 square feet at a later date. The plan includes a 1.13 acre public park at the southwest corner of the site. Construction began April 4, 2011 and will be completed in the fall of 2011. The facility is expected to open in the spring of 2012.

1st Bank Center (formerly Broomfield Event Center)
$45 million, 7200 seat regional event center is managed by Peak Entertainment, a new company formed by concert promoter, AEG Live Rocky Mountains and Kroenke Sports Enterprises. Plans call for 50 to 100 events per year. The major reopening took place March 5th and 6th, 2010, featuring the band Further. Skyway Corporate Center
This is a 50-acre mixed-use project that opened in 2002 that is 50% developed with a post office and three flex multi-tenant buildings that total 103,000 square feet of modern efficient office and flex space. Interlocken Advanced Technology Park
(North of Highway 128, West of Wadsworth and South of US 36)
This is a 963 acre mixed-use award winning Business Park that boasts leading edge major employer companies such as Staples, RF Microdevices, Level 3 Communications, Oracle, Vail Resorts, WhiteWave Foods, RES Americas, Webroot and MWH Global. Interlocken Advanced Technology Park is also home to the Omni Interlocken Resort, a four diamond 390-room hotel and 27-hole championship golf course.
Oracle – Work has been completed on the relocation from Louisville to the Sun campus of the test laboratory for the disk drive operations. That relocation and a new energy plant cost over $30,000,000.
VMWare – Has leased 49,361 square feet of space at 380 Interlocken Crescent and has moved into the space. The company is based in Palo Alto, CA and employs 200.
Network Global Logistics – Moved the corporate headquarters from Orange County, CA, in September 2008 and leased 9,800 square feet at 320 Interlocken Parkway.
Fisher Medical Technologies Inc. – Has relocated from Thornton and purchased a building at 325 A Interlocken Parkway.

Eos (formerly Eastgate at Interlocken) (NEC Interlocken Blvd & CO State Highway 128)
This is a 50.5 acre site at the east end of Interlocken that was purchased by Hines in early 2007. The overall project is planned to include a maximum of 678,250 square feet of office space, 44,000 square feet of retail, 148,500 square feet of lodging or additional office space and 650 multi-family residential units.
250 Interlocken Blvd. – The City Council on 07/22/08 approved plans for a 192,400 square foot Class A Green LEED Certified building. Construction on the 4-story facility has started and will be completed next summer. A second Class A office containing 240,500 square feet will start at a later date.
Camden Apartments – In October 2007 Camden of Houston purchased 18.943 acres of Eastgate and will build 650 multi-family residential units with surface and structured parking.
Retail – 44,000 square feet is expected on the vacant 3.466 acre parcel of land.

Central Park Tower at Interlocken-385 Interlocken Crescent (between 380 and 390 Interlocken Crescent to the south)
City Council on 10/29/09 approved plans for a 285,000 square foot, 11-story Class A LEED Certified office building on 14.4 acres. Estimated project cost is $75 million. Construction was completed in July of 2010 with first tenant move-in August 2010.
Cloud Peak Energy – This firm has leased the fourth floor of 26,437 square feet and moved in August 2010.
Sybase – They have leased the third floor of 26,437 square feet and relocated from Boulder.
Webroot – This company has leased four floors in the building and relocated from Boulder in February 2011.
Connextions – The company has leased 12,130 square feet and will move in December 2011.

575 Interlocken (SEC Interlocken Blvd. & 96th Street)
City Council approved project on 05/13/08 for 11.9 acre site at southeast corner of Interlocken Blvd. and Interlocken Loop just below Corporate Express. The proposal will include a 180,000 square foot, 6-story Class A, Green LEED Certified office building with a two-level parking structure, 2 one-story retail buildings of 6,000 and 7,000 square feet, and a hotel. The full project is estimated to cost $37,000,000

AMLI Residential at Interlocken (SW of Interlocken Blvd & 1/4 mile North of SH 128)
This project was approved by City Council on August 9, 2011. It includes 343 multi-family residential apartments on 12.2 acres. Construction is scheduled to start this fall.
FlatIron Crossing
This is a regional shopping mall opened in August 2000 by Macerich Company to serve the shopping needs of the northwest Denver metro area. The mall contains 1,574,600 square feet including the mall Village and dining/entertainment area. Macerich announced plans to build an east-west road through the Village area, relocate the Village Tavern and Bloom restaurants near the AMC movie theater. Redevelopment of The Village is expected to begin in 2011.
MainStreet at FlatIron
This is a 160 acre master-planned retail and office development adjacent to FlatIron Mall, with 50 acres vacant commercial land. PUD approved by City Council in 1999 permitting up to 2,900,000 square feet of development.
Firestone Car Care Center - On 3/10/09, City Council approved the plans for an 8,075 sq. ft. facility on 1.281 acres located near Walgreen’s and Primrose School along Coalton Road between Summit Boulevard and Rock Creek Parkway. The estimated cost of the project is $1,522,000 and opened in April.
Jack in the Box – The City Council on February 26th approved a 2,805 square foot facility on a 1.026 acre site. The store has opened.

The City Council, on February 10, 2009, approved the 239 acre project that will create 432 single-family residential lots, a community clubhouse, a parcel for the Good Samaritan Campus, a parcel for future multi-family, two parcels for future commercial development and two parcels for future employment. The plan could also generate up to 232,000 square feet of retail commercial adjacent to Simms Street. The estimated value of project is $265 million.

Broomfield Senior Village – The City Council at Concept Review on August 17th, 2010 reviewed the proposed “memory care facility”. The site development plan calls for a 31,992 square foot, one-story, 66-bed building east of Sheridan and north of West 136th Avenue.
Willow Park West – The City Council at Concept Review on August 17th, 2010 reviewed the proposed Willow Park West development of 31 single-family, detached patio homes targeted to the active senior and second home buyer seeking maintenance free living. The proposed site is at the southeast corner of Sheridan and East Midway Blvd.
Parkway Circle & FlatIron Entertainment District (NEC of US 36 & Interlocken Loop)
This is a 90.13 acre mixed-use office, retail, hotel, residential condo and apartment project directly east of the new ConocoPhillips Global Training and Technology Center project that will open in late 2013 on the former 450 acre former Storage Technology site. The project has a PUD permitting up to 1,023,660 square feet of mixed use development.
Vantage Point – Project first phase is completed with 160 Lofts and 77 Townes. 140 Lofts and 73 Townes have been sold to date. Construction on the second phase of 18 Townes has been completed.

Terracina Apartments – Is a multi-family project on 21.2 acres. The project includes 374 dwelling units in 20 apartment buildings, 21 garage buildings and a 15,000 square foot clubhouse that has been completed.
Catania Apartments – City Council approved PUD on 07/24/07 for 297 apartments, in four buildings, on 9 acres located east of 96th Street and northwest of Via Varra. Construction on the first two buildings, totaling 154 units, have been completed and are being leased. Construction has been completed and they are 93% leased.
Hyatt Summerfield Suites – City Council approved PUD on 02/26/08 for a 94,784 square foot, 123 unit 4-story hotel on 2.9 acres of 19.46 acre site. Total cost of project is $11,677,000. The hotel has opened.
Cambria Suites – City Council approved PUD on 02/26/08 for 86,140 square foot, 129 unit 4-story hotel on 2.9 acres of 19.46 acre site. Estimated total cost of project is $10,700,000.
FlatIron Entertainment District – This is a planned 15 acre 115,000 square foot mixed-use retail and restaurant 10 building project. The project will be built between Parkway Circle and Broomfield Business Center. Plans for the project will be presented to Concept Review in 2012.

Preble Creek (NEC of Highway 7 & I-25)
City Council approved the development agreement on 09/25/07 for 506 acres of mixed-use development allowing up to 2,700 residential units and up to 5,886,916 square feet of commercial and industrial space on 416 acres. There are no PUD plans for the remaining 89 acres. Infrastructure work has started. Palisade Park (1,250 feet west of I-25, north side of Highway 7)
PUD approved in February 2006 for 1.5 million square feet of office/retail planned on 154.8 acres. Residential units planned include 1,000 apartments, townhouses and single attached and detached homes.
The Children’s Hospital North Campus – Construction has been completed on the first building (46,630 sq. ft.) in a three building 120,000 square foot complex. Grand opening was held October 20th, 2008. The estimated cost of the first phase is estimated at $30,000,000 and the facility employs 150. Initial planning is underway on the second building to start in 2012.
Multi-tenant Office, Retail, Restaurant Building – The City Council at Concept Review on May 18, 2010, considered plans for a 8,260 square foot building on an 8.56 acre site east of The Children’s Hospital North Campus. The project will be considered by the Land Use Review Commission next year.
Residence Inn by Marriott – Is a planned 156-room hotel.
Courtyard by Marriot – Is a planned 115-room hotel.
National Archives & Records Administration Warehouse – On February 15, 2011, Oxford Development Company submitted a Concept Plan for a 162,685- square foot warehouse and office building on a 10.62-acre portion of Palisade Park. Construction has started on this $37 million building and will be completed in the spring.

Gastroenterology of the Rockies – The Broomfield City Council on July 14, 2009, approved plans to expand the existing former visitor’s center by 1,342 square feet so the medical building will contain a total of 6,399 square feet. The facility opened January 11th, 2010.
North Park – Broomfield (SWC I-25 & Highway 7)
This is a 935-acre mixed-use project that was approved by City Council on November 10, 2009. The plan would include 644 acres of mixed-use area, 152 acres of applied research center, 119 acres of open space, and 22 acres of right-of-way. The plan would allow for up to 17,200,000 square feet of mixed use space and provide up to 6,205 residential units.
North Park Medical Office Buildings – The Broomfield City Council at Concept Review January 19, 2010 reviewed plans for two medical office buildings totaling up to 100,000 square feet.
North Park Office Buildings – Plans have been developed to build a five building Class A project. The first building will be a five story 115,744 square foot facility.
Colorado Applied Research & Science Park – Future applied research and Science Park to occupy 150 acres of the 935-acre North Park Community.
Prospect Ridge Academy – Construction has started on the new 45,000 square foot Adams 12 Charter School in North Park. The school will open in early 2012.

This is 244 acres of mixed-use development including residential, office and retail. PUD approved by City Council September 2003. Infrastructure work has been completed.
The Shops at Quail Creek – Is a retail center on 17.92 acres located at the northeast corner of 136th & Zuni. The center will include a total of 137,644 square feet of inline retail, office, restaurant and bank spaces in the first phase of development. The estimated cost of the project is $21 million. PUD was approved by City Council 10/23/07.
- King Soopers – This is a 99,844 square foot grocery store with fuel center on 17.92 acre site that was approved by City Council 10/23/07. The store opened April 15th, 2009.
- FirstBank – City Council approved project on 05/27/08 for a 3,767 square foot building with a drive-thru on .70 acres. The building will occupy a pad site on the south edge of the Shops at Quail Creek at the northeast corner of Zuni Street and West 136th Avenue. The bank has opened. Estimated construction cost is $2.4 million.
- Jack in the Box – This is a 2,477 square foot freestanding fast food restaurant that was approved by City Council May 12th, 2009. The restaurant has opened.
- Real Qi Wellness Spa – This is a 5,685 square foot freestanding spa that was approved by City Council on June 9th, 2009.
- Taco Bell – The City Council on November 9th approved a 2,781 square foot restaurant on a 32,668 square foot site and has opened.
- Retail Buildings – In August 2008 building permits were taken out for three separate multi-tenant buildings. They will contain 19,235, 18,502 and 5,716 square feet. The following retailers have leased space: Great Clips, Quail Creek Wine & Spirits, United Studios of Self Defense, Corona’s Mexican Grill, Dagsteer Pizza, Sylvan Learning Center, Snappy Nails & Spa, Amherst Park Family Dental, Abbot’s Frozen Custard, AIM Mail Center, Mile High Chiropractic, Camelot Cleaners and Saigon Dragon.

Cobblestone Crossing – Is a retail center on 20.18 acres and located at the northwest corner of 136th & Huron. City Council approved the PUD on 09/11/07 for construction of 107,565 square feet of mixed-use commercial space and 7 pad sites. The estimated cost of the project is $24 million.

- Mountain View Montessori School and Child Care – This is a 7,173 square foot school and child care center on .91 acres for children ages 6 weeks to 6 years. The estimated cost of the project is $2,025,000 and is now open.
- Burger King – City Council approved the project on 08/12/08. Construction will begin in 2012. The building will contain 2,627 square feet on 1.149 acres and cost an estimated $1.6 million.
- Community Financial Credit Union – City Council at Concept Review on 04/01/08 approved plans for a 5,000-6,000 square foot 2-story building with 2 drive-up service banking windows and drive-up ATM on .91 acres. Construction will begin in 2012. Estimated value of project is $1.2 million.
- Valero Diamond Metro Inc. – City Council on October 12, 2010 approved the project that is on a 2.12 acre site with a 4,300 square foot convenience store, 1,000 square foot car wash and gas station.

Wal-Mart Super Center – City Council on 06/26/07 approved a 196,000 square foot store on West 120th, east of Sheridan. Additional pad sites available from .73 to 1.78 acres, totaling 3 acres. The store has opened and employs 350.

Jack-in-the-Box – A 2,421 square foot facility on a 39,452 square foot site in front of the Wal-Mart Supercenter has completed construction and is open for business.

City Council on 08/12/08 approved final plat and rezoning for the 22.5 acre site for development of general business and light industrial business park. The estimated project valuation for land and infrastructure construction is $3.3 million. Construction on the infrastructure has been finished.

Broomfield Civic Center
This is the 40-acre site that includes City Hall, library, County Courts, Senior Resource Center, The Bay and recreational fields that were included in the Broomfield comprehensive Plan in 2008. North Metro Fire Rescue District Headquarters – The City Council, on January 26, 2010, approved plans to build a 18,100 square foot, two story fire district headquarters at the northwest corner of East 1st Avenue and Lamar Street. The new facility completed construction and opened in January 2011.

120th Avenue Connection
(120th Avenue Connection Map)
The first phases of the 120th Avenue Connection were completed and open to the public in September 2010. CDOT, the City and County of Broomfield and FHWA are working together to extend 120th Avenue (SH 128) from Wadsworth Parkway across U.S. 36 and connect to existing 120th Avenue at approximately Teller Street.
Funding is approved to complete the final phase, design and right-of-way acquisition are underway. Construction is scheduled to begin in 2013, with completion in 2014. The estimated cost is $42M.
The 120th Avenue Connection provides a critical east-west regional roadway connection. It provides an option to driving across the existing Wadsworth Bridge, and provides a new way to get to Arista. Completed phases of the project built a new local street, 118th Avenue, and extended Commerce Street to support new development.
The total cost to reconstruct the Wadsworth Interchange and accompanying connections to local streets is estimated to cost $150M. CDOT has identified $32M to replace the bridge and build a clover leaf access in the south east quadrant of the interchange. The new cloverleaf will allow drivers traveling north bound across the bridge to go west bound. This eliminates the existing configuration where drivers heading north bound need to turn left across the south bound lanes of traffic to access US 36.
RTD has also invested in the area; bus only slip ramps from U.S. 36 eliminate the need for buses to travel through the existing Wadsworth Interchange and a pedestrian bridge that connects the 1stBank Center with the east side of US 36. The RTD Park-n-Ride facility opened on May 2nd, 2010 and also provides parking for the 1ST Bank Center.
Wadsworth Interchange
The construction of the new Wadsworth Bridge over U.S. 36 and accompanying connections to local streets is estimated to cost $150 million. Work on the construction of the two bridges will begin in late 2013. Money to complete the rest of the interchange still needs to be secured.
Arista Transit Oriented, Dominant Entertainment, Pedestrian Friendly Lifestyle Center (SEC U.S. 36 & Wadsworth Parkway)
This is a 200-acre mixed-use urban development offering 600,000 square feet of retail and 200,000 square feet of office. Arista Place, the town center of the development, offers a 3 block open air mall lined with Class A Office, 4, 5, and 6 stories tall and street level boutique style retail and local restaurant flavor along an 18 foot pedestrian mall. Arista Park, Arista’s central park, features a dancing water fountain, community bandstand and outdoor fireplace. Five residential builders are adding 1,500+/- new multi-family residences.
Arista Place – Is a 2-building office/retail complex totaling over 210,000 square feet. The first Class A building, 8001 Arista Place contains 123,012 square feet and opened in 2008. At this time, 8001 Arista Place office has 23,720 square feet available and 14,996 square feet of retail available. Groundbreaking is scheduled for 2011 for the second 81,433 square foot office/retail building at 8181 Arista Place.

Children’s Hospital Arista Therapy Clinic – The City Council on January 25, 2011 approved plans for a 19,900 square foot medical clinic on a 3.46 acre site. This is a 50.5 acre site at the east end of Interlocken that was purchased by Hines in early 2007. The overall project is planned to include a maximum of 678,250 square feet of office space, 44,000 square feet of retail, 148,500 square feet of lodging or additional office space and 650 multi-family residential units.
250 Interlocken Blvd. – The City Council on 07/22/08 approved plans for a 192,400 square foot Class A Green LEED Certified building. Construction on the 4-story facility has started and will be completed next summer. A second Class A office containing 240,500 square feet will start at a later date.
Camden Apartments – In October 2007 Camden of Houston purchased 18.943 acres of Eastgate and will build 650 multi-family residential units with surface and structured parking.

FlatIron Crossing
This is a regional shopping mall opened in August 2000 by Macerich Company to serve the shopping needs of the northwest Denver metro area. The mall contains 1,574,600 square feet including the mall Village and dining/entertainment area. Macerich announced plans to build an east-west road through the Village area, relocate the Village Tavern and Bloom restaurants near the AMC movie theater. Redevelopment of The Village is expected to begin in 2011.
MainStreet at FlatIron
This is a 160 acre master-planned retail and office development adjacent to FlatIron Mall, with 50 acres vacant commercial land. PUD approved by City Council in 1999 permitting up to 2,900,000 square feet of development.
Firestone Car Care Center - On 3/10/09, City Council approved the plans for an 8,075 sq. ft. facility on 1.281 acres located near Walgreen’s and Primrose School along Coalton Road between Summit Boulevard and Rock Creek Parkway. The estimated cost of the project is $1,522,000 and opened in April.
Jack in the Box – The City Council on February 26th approved a 2,805 square foot facility on a 1.026 acre site. The store has opened.

Broomfield Senior Village – The City Council at Concept Review on August 17th, 2010 reviewed the proposed “memory care facility”. The site development plan calls for a 31,992 square foot, one-story, 66-bed building east of Sheridan and north of West 136th Avenue.

Gastroenterology of the Rockies – The Broomfield City Council on July 14, 2009, approved plans to expand the existing former visitor’s center by 1,342 square feet so the medical building will contain a total of 6,399 square feet. The facility opened January 11th, 2010.
North Park – Broomfield (SWC I-25 & Highway 7)
This is a 935-acre mixed-use project that was approved by City Council on November 10, 2009. The plan would include 644 acres of mixed-use area, 152 acres of applied research center, 119 acres of open space, and 22 acres of right-of-way. The plan would allow for up to 17,200,000 square feet of mixed use space and provide up to 6,205 residential units.
North Park Medical Office Buildings – The Broomfield City Council at Concept Review January 19, 2010 reviewed plans for two medical office buildings totaling up to 100,000 square feet.
North Park Office Buildings – Plans have been developed to build a five building Class A project. The first building will be a five story 115,744 square foot facility.
Colorado Applied Research & Science Park – Future applied research and Science Park to occupy 150 acres of the 935-acre North Park Community.
Prospect Ridge Academy – Construction has started on the new 45,000 square foot Adams 12 Charter School in North Park. The school will open in early 2012.

Lambertson Farm (North side of 136th Avenue between Zuni & Huron)
This is 244 acres of mixed-use development including residential, office and retail. PUD approved by City Council September 2003. Infrastructure work has been completed.
The Shops at Quail Creek – Is a retail center on 17.92 acres located at the northeast corner of 136th & Zuni. The center will include a total of 137,644 square feet of inline retail, office, restaurant and bank spaces in the first phase of development. The estimated cost of the project is $21 million. PUD was approved by City Council 10/23/07.
- King Soopers – This is a 99,844 square foot grocery store with fuel center on 17.92 acre site that was approved by City Council 10/23/07. The store opened April 15th, 2009.
- FirstBank – City Council approved project on 05/27/08 for a 3,767 square foot building with a drive-thru on .70 acres. The building will occupy a pad site on the south edge of the Shops at Quail Creek at the northeast corner of Zuni Street and West 136th Avenue. The bank has opened. Estimated construction cost is $2.4 million.
- Jack in the Box – This is a 2,477 square foot freestanding fast food restaurant that was approved by City Council May 12th, 2009. The restaurant has opened.
- Real Qi Wellness Spa – This is a 5,685 square foot freestanding spa that was approved by City Council on June 9th, 2009.
- Taco Bell – The City Council on November 9th approved a 2,781 square foot restaurant on a 32,668 square foot site and has opened.
- Retail Buildings – In August 2008 building permits were taken out for three separate multi-tenant buildings. They will contain 19,235, 18,502 and 5,716 square feet. The following retailers have leased space: Great Clips, Quail Creek Wine & Spirits, United Studios of Self Defense, Corona’s Mexican Grill, Dagsteer Pizza, Sylvan Learning Center, Snappy Nails & Spa, Amherst Park Family Dental, Abbot’s Frozen Custard, AIM Mail Center, Mile High Chiropractic, Camelot Cleaners and Saigon Dragon.

Cobblestone Crossing – Is a retail center on 20.18 acres and located at the northwest corner of 136th & Huron. City Council approved the PUD on 09/11/07 for construction of 107,565 square feet of mixed-use commercial space and 7 pad sites. The estimated cost of the project is $24 million.
- Advanced Auto Parts – This is a 6,642 square foot store that has opened.
- Mountain View Montessori School and Child Care – This is a 7,173 square foot school and child care center on .91 acres for children ages 6 weeks to 6 years. The estimated cost of the project is $2,025,000 and is now open.
- Burger King – City Council approved the project on 08/12/08. Construction will begin in 2012. The building will contain 2,627 square feet on 1.149 acres and cost an estimated $1.6 million.
- Community Financial Credit Union – City Council at Concept Review on 04/01/08 approved plans for a 5,000-6,000 square foot 2-story building with 2 drive-up service banking windows and drive-up ATM on .91 acres. Construction will begin in 2012. Estimated value of project is $1.2 million.
- Valero Diamond Metro Inc. – City Council on October 12, 2010 approved the project that is on a 2.12 acre site with a 4,300 square foot convenience store, 1,000 square foot car wash and gas station.

Promontory at McKay Shores – City Council on 10/23/07 approved 71.9 acre site for 123 estate and semi-custom residential lots. Estimated value of project is $117 million. The residential project is being developed by Toll Brothers and has started.

Medium Density, Single Family Residential – Tract F – The City Council at concept review on February 17, 2009, considered plans for an 81 unit development on the 23.63 acres site on Tract F.
120th Avenue Mixed-Use Retail (North side of 120th Avenue between Sheridan and Lowell)
This is a 51.39 acre total, mixed-use retail development being done by three developers, to include a Wal-Mart Supercenter on 34.31 acres, 6.56 acres acquired by Drake Real Estate, Northwest Driving Range on 11.23 acres and an additional 3 acres of pad sites adjacent to the Super Wal-Mart.
Wal-Mart Super Center – City Council on 06/26/07 approved a 196,000 square foot store on West 120th, east of Sheridan. Additional pad sites available from .73 to 1.78 acres, totaling 3 acres. The store has opened and employs 350.

Jack-in-the-Box – A 2,421 square foot facility on a 39,452 square foot site in front of the Wal-Mart Supercenter has completed construction and is open for business.
Murphy USA – Plans have been submitted to the city for construction of a service station in front of the Wal-Mart Super Center. Construction will begin this winter.
Broomfield Corners – The 6.56 acre parcel on 120th Avenue east of Wal-Mart. Construction has finished on 5 retail buildings totaling 21,409 square feet. Tenants in the five buildings are: Chase Bank, Nextcare, Urgent Care, Sprint, Q’doba, Noodles & Co., Great Clips, Darque Tan, and Game Stop, Broomfield Modern Dentistry and Which Wich.
Vista Point Business and Industrial Park (SWC of 119th Avenue and Main Street)
City Council on 08/12/08 approved final plat and rezoning for the 22.5 acre site for development of general business and light industrial business park. The estimated project valuation for land and infrastructure construction is $3.3 million. Construction on the infrastructure has been finished.

Broomfield Civic Center
This is the 40-acre site that includes City Hall, library, County Courts, Senior Resource Center, The Bay and recreational fields that were included in the Broomfield comprehensive Plan in 2008. The plan provides for municipal building expansion, retail, professional services, offices, entertainment uses, housing, and transit services.
North Metro Fire Rescue District Headquarters – The City Council, on January 26, 2010, approved plans to build a 18,100 square foot, two story fire district headquarters at the northwest corner of East 1st Avenue and Lamar Street. The new facility completed construction and opened in January 2011.
